The home comes complete with everything you will need for your holiday stay. In the fully equipped kitchen, you will find a full-size fridge/freezer, full gas oven with four hobs and a combi microwave and air fryer.
The lounge area offers comfortable seating, a TV with built in DVD player and electric fire (mood lighting only) as well as full central heating for the cooler evenings. The dining area has a table and stools and the whole living area offers an abundance of natural light provided by the large patio doors and windows.
There is a double bedroom with a TV with built-in DVD player, ensuite toilet and two twin bedrooms for our younger guests, all with comfortable beds and there is a family shower room.
Patio doors from the living area lead out onto the decking which has a dining table and chairs and extra lounger chairs for your relaxation and enjoyment and stunning sunset views.

This accommodation welcomes a maximum of 2 well behaved pets.
Please remove bedding upon your departure. Where bedding isn't removed the cleaner will charge us a £10 fee for the extra time. This fee will be deducted from your Bond.

Bookings and payments
Bookings less than 6 weeks before arrival are payable in full. Breaks 6+weeks before arrival can be secured with a non refundable £50 deposit. This £50 comes off of your break balance. Any balance is payable 6 weeks before arrival. Please note, that where balances are not paid within 6 weeks of arrival the dates will be sold on and any payments made cannot be refunded.
Payments can be made anytime. We cannot accept card payments, only bank transfers.
Cancellation Policy
Breaks cancelled 6+ weeks before arrival will be refunded minus the £50 non refundable deposit.
Breaks cancelled less than 4 weeks before arrival cannot be refunded.
To avoid any financial loss due to a cancellation of your stay please ensure you have sufficient holiday insurance in place
Booking amendments and changes
Booking amendments and any changes made 6+ weeks before arrival, including the swap of caravans will incur a £35 administration fee plus any price difference. Bookings less than 6 weeks before arrival cannot be amended.
Care Bonds/Breakage deposits
Care bonds/Breakage deposits are £100 and are fully refundable . Bonds are refunded within 4 days of vacate and upon a cleaner inspection. Where there is damage or repairs to be carried out, care bonds will be refunded AFTER an invoice has been received.
Number of Guests
The maximum number of people entitled to stay at this property is 6 and furthermore, only those people named on the booking form are entitled to stay. If it is found that more people than agreed are using the property, this will be considered a breach of contract and the holidaymaker and his/her party will be asked to leave immediately without any refund. Sub letting is prohibited.
Pets
2 Pets maximum are welcome
Arrival and Departure Time
Every effort will be made to have the property available from 15.00pm on the day of arrival. The property must be vacated by 10.00am on the day of departure. Late departure will result in an additional charge being made as this will affect the cleaners and other people holidays. Information about keys and how to collect them will be provided once full payment has been received.
Liability
The property owner takes no responsibility for the personal possessions of the holidaymaker or the holidaymaker's party. Vehicles and possessions are left entirely at the risk of the holidaymaker.
Children must be supervised at all times.
Cleaning
We take great pride in our vans and ask that our guests do too. Failure to do so may result in a loss of damage deposit/care bond. The property owner retains the right to make an additional charge for cleaning should the property not be left in a similar condition to the way it was found at the start of the holiday.
Complaints
Every effort is made to ensure your stay with us is memorable. However, we do recognise that from time to time things do go wrong. In these circumstances, it is the responsibility of the holidaymaker to make any such problem known to the property owner (or their representative) immediately it becomes apparent, thereby giving the property owner the opportunity to correct the situation.
The property owner will make every effort to rectify any identified problems as soon as is reasonably possible.
